Our Mission
Finding the right real estate agent for a multi-unit investment property in San Francisco is genuinely hard. The SF market is uniquely complex — rent control, tenant rights, seismic retrofitting requirements, and tight inventory mean that generalist agents often struggle with the nuances that can make or break a deal.
Multi-Unit Realtor Rankings SF exists to surface the agents who have actually proven themselves in this specific niche. We research, score, and rank the best multi-unit specialists in the city so that buyers, sellers, and investors can find the right expert faster.
What We Cover
We focus exclusively on agents who specialize in residential income properties in San Francisco — typically 2 to 20 unit buildings. These are the agents who understand:
- San Francisco rent control and Costa-Hawkins implications
- Tenant-in-place vs. vacant pricing dynamics
- Ellis Act and owner-move-in eviction rules
- Cap rate analysis and income property valuation
- 1031 exchange strategy
- Soft-story and seismic retrofit disclosure requirements
Our Independence
We are not a lead generation platform. Agents cannot pay to appear higher in our rankings or to be featured. Every ranking is determined by our scoring methodology, which is based on verifiable transaction data, client review analysis, and market specialization.
We do not accept advertising from agents or brokerages. If an agent contacts us asking to move up in rankings, we decline.
How Rankings Are Updated
We update rankings quarterly. Our research team pulls public transaction records, re-analyzes client reviews, and refreshes agent profiles. Agents who have been inactive in the multi-unit market for 12+ months are moved to an inactive list.
